Our client, with a large portfolio of properties, approached us for development funding. One of the BTL properties he owned stood on a large plot of land and planning permission was granted to build an additional property on the site. Via a second charge on the property, a commercial bridging loan for £58,000.00 was achieved to complete the build and a 25 year BTL mortgage was arranged as the exit strategy to clear the commercial bridging loan within the 12 month period.
